Guerrilla Real Estate. Kelley Blue Book for Homes.

Guerrilla Real Estate

Kelley Blue Book for Homes

What Is This?

Guerrilla Real Estate is a property valuation and analysis platform.

You enter an address. We tell you:

  1. What it's worth — Based on comparable sales, tax assessments, and market data
  2. Whether the asking price is fair — Shown as a percentage above or below market value
  3. Your negotiation leverage — Based on days on market, price reductions, and seller signals
  4. Red flags to watch — Issues that affect value or your position

Think of it like Kelley Blue Book — but for real estate instead of cars.

How It Works

Browse our map of 4,400+ properties across NH, MA, VT, ME, WV, MD, and VA. Each property displays:

FREE PREVIEW: 123 Main Street, Wilton NH
Asking: $425,000
Market Value: ████████ (unlock with REFax)
Price Score: +8% OVERPRICED
Days on Market: 67 days
Leverage: HIGH — Price reduced twice, sitting on market
Red Flags: Priced 8% above market, original price was $459K

You see the assessment instantly — is it overpriced? How long has it been sitting? What's your leverage? The exact dollar values unlock when you get the full REFax report.

Not listed yet? We can still analyze any property in our database. You'll see everything except the asking price.

Two Products

1. Property Intelligence

Professional analysis on any property. Get the valuation, the price score, and the leverage indicators.

Use it with any agent. Use it for FSBO. Share it with your partners.

Your data. Your deal.

2. Buyer Representation

Why This Matters

When you buy a car, you look up the Blue Book value first. You know if the dealer is asking too much. You negotiate from knowledge.

Real estate has never had that. Until now.

BUYING WITHOUT DATA

  • Trust the listing agent's "comps"
  • Guess if it's overpriced
  • Hope your agent negotiates well
  • Overpay by $30K-$80K

BUYING WITH GUERRILLA

  • See independent market value
  • Know exactly how it's priced
  • Negotiate with data
  • Make informed offers

Our Data Engine

200+
Data Sources Synthesized Into Buyer Intelligence

We don't just pull data. We analyze it.

Our REFax reports synthesize information from over 200 sources — including ATTOM (155M+ property records), county assessor databases, MLS feeds, public records, and market indicators — to produce actionable intelligence that puts you in a position of strength.

What we deliver:

  • Synthesized valuation — Not just one AVM, but cross-referenced analysis
  • Comparable sales context — What similar properties actually sold for
  • Seller motivation signals — Days on market, price drops, listing patterns
  • Negotiation leverage score — Your position vs. the seller's
  • Red flags and opportunities — What you need to know before making an offer

When the Glamour Shot Isn’t Your Kitchen

I saw it online — a house so stylish it looked straight out of Architectural Digest. Price tag: $550,000. How could I resist? The kitchen photos were oozing luxury: stone-covered island, leather bar stools, pendant lights glowing like jewelry.

So, naturally, I booked a showing.

Cue Rod Stewart’s “Maggie May” looping in my head — that line about the "morning sun showing your age" never felt so relevant. Because the minute I stepped inside, I realized: this was not that kitchen.

What I got instead was… let’s say (ahem) rustic. That “granite island”? Try hand-sewn planks that looked like they’d just come off the sawmill. And the island? More like a farm table big enough for at least two Thanksgiving turkeys. The high-design kitchen from the listing was pure fiction, or maybe someone else’s house entirely. The MLS? Quietly terminated after 73 days. Shocker.

Why This Happens — and How to Dodge It

This is exactly why every buyer needs an agent, and why every agent should pull both a full home inspection and a REFax report before stepping foot across the threshold. The photos may sell a dream, but real estate is about reality — and reality doesn’t have ten layers of Lightroom filters.

A good REFax report will surface what glossy photos hide: prior listing history, ownership changes, mortgage and lien data, even signs of distress sales. It’s intel, not advertising. And a trusted inspector makes sure those “custom wood counters” aren’t reclaimed barn boards that still have tractor grease embedded in them.

The Bottom Line

The internet has turned real estate into a stage play — and not every actor is telling the truth. An agent worth their salt reads between the pixels.

Because when your “Architectural Digest” fantasy turns into a farmhouse DIY project, you’ll want someone next to you who can laugh, close the listing app, and say, “This isn’t a $550,000 home — and that definitely isn’t your kitchen.”
